Tariff of charges

We want you to be fully aware of the charges we make for a number of services and facilities relating to your mortgage. The following is a list of charges which you may incur in certain circumstances.

Charged for administration carried out in connection with an application to port your existing mortgage product to a new property. This fee may be added to your mortgage on completion and may vary depending on the original product fee.

Charged and added to your mortgage account each month the account is one or more monthly instalments in arrears. This fee covers the additional work involved in administering the account when it goes into arrears. This fee is not applicable to Amber Home Loan Products.

Charged to cover the administration costs involved in us amending the current term of your mortgage account.

Charged when you change the method of repayment on your mortgage account (e.g. from Interest only to Capital and Interest and vice versa). This fee covers the administrative work involved in amending the mortgage account.

Charged when we are asked to provide either a full or part copy of your deeds to you or your solicitor.

Charged when you, or someone acting for you, asks for a copy of your mortgage statement or breakdown of your mortgage account.

Charged when we consent to a request from your solicitors for a Deed of Easement.

Charged when the deeds to your property are released for any reason

Charged for arranging additional borrowing on your loan including administration expenses. The fee applicable will be explained at the time you apply for a further advance and will be determined by the work involved.

This fee covers the cost of further lending only (it may be necessary for you to instruct a solicitor to act, which will incur further costs). £150.00
This inclusive fee covers the cost of further lending and associated legal work. £299.00

Charged when you apply to us for a further advance and an up to date valuation of your property is required.

Charged when a representative visits you at your home to discuss your financial situation and proposals for arrangements to pay outstanding amounts.

Charged when a Local Authority requires mortgage information in connection with works to bring the property up to the required building standards.

Charged when we are approached by the Highways Agency to give consent to compensation money being paid either to you or your mortgage account.

Charged when your buildings insurer notifies us that cover has been cancelled or has lapsed. This fee covers the cost of additional administration we undertake when we are advised that your property may not be adequately insured.

Charged when we are asked to provide a reference, information or both about your account and its conduct by another lender or other authorised third party.

Charged when you make an application to let your property. This fee covers the administration costs involved in considering your application to let, issuing our letting pack and amending our records. To reflect the additional risk of having tenants residing at the property, we will also increase the rate of interest payable on your mortgage account by 1%.

Charged for applications where a new property is substituted after a valuation of the original property has been carried out. This covers the costs incurred in respect of the new valuation.

Charged when you sell or transfer part of the property.

Applied for discharging your mortgage at any time during the mortgage term. This fee involves preparing and checking all documents and statements required by the Land Registry. This fee is usually charged in conjunction with the Deeds Production fee. This fee may also be termed as a Repayment Administration Fee.

Charged when a valuer has to make an additional visit to the property to confirm the current valuation figure.

Charged when the property is repossessed (this does not cover solicitors costs or disbursements).

Charged when a valuer has carried out a valuation for another lender and reproduces the valuation report specifically for us. The fee covers the valuer's cost in providing the report in our required format and is in addition to the administration element of our application fee.

Charged when a second mortgage questionnaire is completed by us in relation to another loan or second mortgage and provided to another lender.

Charged when we give our consent for you to take out an additional loan with another lender.

This fee is charged to provide GMAC-RFC adequate protection when you lapse your own Building Insurance Cover. This fee is charged on a monthly basis and is based on the buildings re-instatement amount for your property. We will advise you of the amount payable..

Charged when your account is passed to our solicitors for recovery of arrears (this does not include solicitors costs or disbursements).

Charged for sending funds to a bank account electronically.

Charged when transferring the ownership of the property by taking one or more person(s) off the mortgage or adding one or more person's(s') name(s) to the mortgage. This fee covers administration costs.

Charged when an application to transfer the ownership of the property by taking one or more person(s) off the mortgage or adding one or more person's(s') name(s) to the mortgage, is declined by GMAC-RFC or cancelled by you. This fee covers administration costs involved when considering the application.

Charged when you have chosen to pay your mortgage by cheque and your cheque is returned unpaid by our bankers, for example, due to insufficient funds in your account.

Charged when a Direct Debit is returned unpaid by our bankers, for example, due to insufficient funds in your account or because you have cancelled the instruction to pay the Direct Debit.

Charged when we receive notification that you have not paid your ground rent or service charges and we make payment on your behalf. We will add the fee plus the unpaid ground rent and service charge to your mortgage account.

Charged when you negotiate a variation to your lease such as an amendment to the covenants or an extension to the term (usually by way of substituting your existing lease for a new one). You will need to appoint a solicitor to carry this out for you.

If we apply any other fee to cover administration costs relating to your mortgage with us, we will try to give you notice within a reasonable time, stating the amount of the fee, the nature of the work covered by the fee, and the date on which the fee is to be added to your mortgage account. We may apply new fees to our Tariff of Charges or remove fees from it to reflect changes in the nature or cost of doing the work.

 
Amber Home Loan Products Only

Customers making their mortgage payments by Direct Debit will receive a quarter of one percent reduction from the percentage rate applying to the product. Payments made by any other method will pay the full percentage rate for the product.

Should you miss any of your payments, a 2% charge will be calculated monthly on the balance of the missed payments (to a maximum of £50 per month). This charge is debited monthly to your mortgage account.
